Step 1 of 2 — Pricing sheet (the rules)
These are the rate-card rules (like the columns on a builder's Excel price sheet) — base ₹/sqft, floor-rise, facing premiums, car-park charges. Set them once per project; they apply to every unit you price below.
Charges and fields below adapt to the property type — a plot has no floor rise or generator charge, for instance. Switching resets the sheet to that type's starting point.
Included floor rise / PLC fold into sale value; Extra bills them separately, like stamp duty — builders genuinely differ on this, so it's not assumed either way.
Included charges are folded into the advertised total — what a buyer sees as "the price". Extra charges are billed separately on top. Use Text note for anything that isn't a fixed number yet — "GST as applicable", "possession-time charges" — it's disclosed but never priced.
