Terms of Service

yesFT ("we", "us", "our") operates the website yesft.in, a real estate discovery and listing platform serving Bengaluru and Hyderabad. By creating an account or using the site, you agree to these Terms.

yesFT lets buyers search property listings using natural-language search, lets builders and agencies post and manage listings, and lets buyers submit inquiries to sellers. Some listings on yesFT are project listings generated by yesFT and are not yet posted or verified by the actual builder — data on these may not be 100% accurate. They are clearly marked and covered in detail in our Data Disclaimer.

• You must provide accurate information when signing up and verify your email address.
• You are responsible for keeping your account credentials confidential.
• We may suspend or terminate accounts that violate these Terms, post fraudulent listings, or abuse the credit/signup system.

yesFT serves four kinds of accounts. Whichever you sign up as, the general Terms in every other section apply to you too — this section adds obligations specific to your role.

Individual buyers/sellers

• You may browse and inquire on listings as a buyer, and separately post your own property as an individual seller — both under the same account.
• Contact details you reveal (a seller's phone/WhatsApp, or a buyer's, once you accept their interest) are for evaluating that specific property or lead only — not for resale, bulk export, or unrelated marketing.

Real-estate agencies/brokers

• You must have the legal right to market any listing you post or represent on yesFT.
• Leads and buyer contact details unlocked through your account are for your own client-representation work — not for resale to a third party without yesFT's consent.
• You are responsible for your team members' conduct and credit spend under your organization account.

Builders/developers

• Projects and units you post must accurately reflect your RERA registration, approvals, and actual inventory/availability.
• Claiming a RERA-seeded (passive) project asserts that your organization is the registered promoter or its authorized representative for that project.

Channel partners

• You market specific builder inventory on a commission basis, not as an independently-sourced agency listing — you must accurately represent this relationship to buyers and must not claim to be the builder.
• You are subject to any mandate, pricing, or exclusivity terms agreed separately with the builder(s) whose inventory you sell; yesFT is not a party to and does not enforce those arrangements.

• Certain actions (e.g. revealing a seller's contact details) consume credits.
• New accounts may receive a free signup credit grant, at yesFT's discretion, released after email verification.
• Credit packs are purchased through Razorpay or PhonePe, depending on which you select at checkout. All payments are processed by that provider; yesFT does not store your card or bank details.
• Credits are non-transferable and non-refundable except where required by law or explicitly stated at time of purchase.

• Builders and agencies are responsible for the accuracy of listings they post directly.
• RERA project listings reflect data from public government filings, which may be outdated. See the RERA Disclaimer for details.
• yesFT reserves the right to moderate, edit, unpublish, or remove any listing that appears inaccurate, duplicate, or fraudulent.

You agree not to:

• Post false, misleading, or fraudulent listings or inquiries.
• Scrape, copy, or redistribute yesFT's data without permission.
• Attempt to circumvent credit gates, rate limits, or moderation systems.
• Use the contact/inquiry system to send unsolicited commercial messages (spam).

yesFT is a discovery and connection platform. We are not a party to any transaction between a buyer and a seller/builder, and we do not guarantee the accuracy, completeness, or current availability of any listing. Property transactions carry legal and financial risk — buyers should independently verify RERA registration, title, and pricing before making any commitment.

To the maximum extent permitted by law, yesFT is not liable for any indirect, incidental, or consequential damages arising from use of the platform, including but not limited to reliance on listing data, inquiry outcomes, or third-party conduct.

We may update these Terms from time to time. Continued use of yesFT after a change constitutes acceptance of the revised Terms.
