RERA Data Disclaimer

Short version: Some listings on yesft are built from public RERA (Real Estate Regulatory Authority) filings, not posted by the builder themselves. We label these clearly as project listings. Treat the price, unit availability, and possession date as approximate — always confirm directly with the builder before making any decision.
1. What is a passive / project listing?
yesft distinguishes between two kinds of listings:
- Active listings — posted directly by a builder, agency, or individual owner, who manages pricing, photos, and inquiries themselves.
- Passive / project listings — generated automatically from a project's public RERA registration filing (Karnataka RERA, Telangana RERA, or equivalent state authority). These appear before the builder has claimed or actively manages the listing on yesft.
Every passive listing is visibly marked with a "Project" badge and an in-page notice — we never present RERA-sourced data as if it were a live, builder-confirmed offer.
2. Where the data comes from
RERA authorities publish project registrations — including unit types, carpet area, proposed possession date, promoter details, and project location — as public record, in the interest of buyer transparency. yesft retrieves this public data periodically (typically daily) and converts eligible projects into browsable listings so buyers aren't limited to only the small fraction of builders who have actively posted on yesft.
3. Known limitations of RERA-sourced data
- Pricing: RERA filings do not include unit-level sale price. Any price shown on a passive listing is an approximate range derived from comparable listings or locality-typical rates — never the builder's actual asking price.
- Availability: a unit type listed may already be sold out; RERA filings are not updated in real time for inventory status.
- Possession date: the "proposed possession" date in a RERA filing is the builder's original estimate at registration time and may have since changed.
- Photos: passive listings may show generic project imagery or none at all, since photos are not part of the RERA filing.
- Staleness: RERA filings are refreshed periodically, not instantly. There can be a lag between a change in the official record and its reflection on yesft.
4. What happens when you inquire on a passive listing
Submitting an inquiry on a passive listing does not contact the builder directly — it goes to yesft's team, who verify and relay your interest to the project's promoter. No credits are charged for inquiries on passive listings, since there is no confirmed seller to unlock.
5. Builder claim process
Builders and their authorized representatives can claim a passive listing belonging to their own RERA-registered project, at which point it becomes an active listing under their control — with real pricing, photos, and direct buyer communication. If you are a builder and see your project listed incorrectly, or want to claim and manage it, contact us.
6. No warranty
yesft makes reasonable efforts to keep RERA-sourced data accurate and current, but makes no warranty — express or implied — as to the completeness, accuracy, or timeliness of any passive listing. Buyers must independently verify RERA registration status, actual pricing, and unit availability directly with the registered promoter before making any financial commitment. yesft is not a party to, and assumes no liability for, any transaction arising from a passive listing.
7. Reporting an issue
If you spot incorrect, outdated, or misleading information on a passive listing, please let us know — select "Support" as the category — and we'll investigate and correct or remove it promptly.
